Bakanl\u0131k a\u00e7\u0131klamas\u0131na g\u00f6re bu destek, \u0130stanbul\u2019daki riskli yap\u0131lar\u0131n d\u00f6n\u00fc\u015f\u00fcm\u00fcn\u00fc h\u0131zland\u0131rmay\u0131 hedefliyor.<\/p>\n<h2 data-section-id=\"uc6hyb\" data-start=\"666\" data-end=\"712\">Yeni kentsel d\u00f6n\u00fc\u015f\u00fcm kredisi neler sunuyor?<\/h2>\n<p data-start=\"714\" data-end=\"1247\">Resm\u00ee a\u00e7\u0131klamada yer alan bilgilere g\u00f6re kredi paketinin temel \u015fartlar\u0131 olduk\u00e7a net. Proje kapsam\u0131nda \u0130stanbul\u2019da hak sahiplerine 3 milyon TL\u2019ye kadar finansman sa\u011flanabiliyor. Ayr\u0131ca ilk 12 ay geri \u00f6deme al\u0131nmamas\u0131, toplamda 15 y\u0131l yani 180 ay vade sunulmas\u0131 ve %0,69 faiz oran\u0131 bu modelin en \u00e7ok dikkat \u00e7eken y\u00f6nleri aras\u0131nda bulunuyor. Bu nedenle \u00f6zellikle mevcut piyasa ko\u015fullar\u0131nda uzun vadeli kentsel d\u00f6n\u00fc\u015f\u00fcm finansman\u0131 arayanlar i\u00e7in \u00f6nemli bir alternatif olu\u015fmu\u015f durumda.<\/p>\n<h3 data-section-id=\"1mxx6gn\" data-start=\"1249\" data-end=\"1283\">Kimler i\u00e7in ek avantajlar var?<\/h3>\n<p data-start=\"1285\" data-end=\"1871\">Bakanl\u0131\u011f\u0131n payla\u015ft\u0131\u011f\u0131 detaylara g\u00f6re baz\u0131 gruplar i\u00e7in ek faiz indirimi de g\u00fcndemde. Ba\u015fka konutu olmayan maliklerin, belirli gelir e\u015fi\u011finin alt\u0131nda kalan hanelerin, emeklilerin, engelli vatanda\u015flar\u0131n, \u015fehit yak\u0131nlar\u0131n\u0131n ve kad\u0131n hane reislerinin belirli oranlarda ilave avantajlardan yararlanabilece\u011fi belirtiliyor. Ayr\u0131ca A ve B s\u0131n\u0131f\u0131 Enerji Kimlik Belgesine sahip binalar i\u00e7in de ek faiz indirimi uygulanabilece\u011fi duyuruldu. Ancak burada \u00f6nemli nokta \u015fu: Nihai de\u011ferlendirme ba\u015fvuru dosyas\u0131, gelir durumu ve proje uygunlu\u011fu \u00fczerinden yap\u0131l\u0131yor.<\/p>\n<h2 data-section-id=\"1qoda2q\" data-start=\"1873\" data-end=\"1907\">Ba\u015fvuru s\u00fcreci nas\u0131l ilerliyor?<\/h2>\n<p data-start=\"1909\" data-end=\"2472\">A\u00e7\u0131klanan sisteme g\u00f6re s\u00fcre\u00e7, lisansl\u0131 m\u00fcteahhitle s\u00f6zle\u015fme yap\u0131lmas\u0131yla ba\u015fl\u0131yor. Ard\u0131ndan m\u00fcteahhit, yap\u0131m ruhsat\u0131n\u0131 ald\u0131ktan sonra projeyi e-Devlet \u00fczerinden\u00a0(AFD\u0130S) sisteme y\u00fckl\u00fcyor. Ba\u015fkanl\u0131k onay\u0131ndan sonra hak sahipleri \u00f6n ba\u015fvurular\u0131n\u0131 yine e-Devlet \u00fczerinden tamaml\u0131yor ve son a\u015famada gerekli belgelerle banka \u015fubesine fiziki ba\u015fvuru yap\u0131yor. Ayr\u0131ca kredi de\u011ferlendirmesinde a\u00e7\u0131k icra, haciz veya takip kayd\u0131 bulunmamas\u0131 ve ayl\u0131k taksit tutar\u0131n\u0131n hane gelirine oran\u0131n\u0131n belirli s\u0131n\u0131r\u0131 a\u015fmamas\u0131 gerekiyor.<\/p>\n<p data-start=\"2487\" data-end=\"2925\">Bu destek paketi, \u0130stanbul\u2019da kentsel d\u00f6n\u00fc\u015f\u00fcm finansman\u0131 arayanlar i\u00e7in g\u00fc\u00e7l\u00fc bir se\u00e7enek sunuyor. Yine de ba\u015fvuru yapmadan \u00f6nce g\u00fcncel \u015fartlar\u0131n resmi kanallardan kontrol edilmesi \u00f6nemli. \u00c7\u00fcnk\u00fc uygulama esaslar\u0131, banka protokolleri ve gelir kriterleri s\u00fcre\u00e7 i\u00e7inde netle\u015ftirilebiliyor.
